When you buy a home for the 1st time or 10th time, it is your responsibility to maintain your home. That is what responsible homeowners do. Let’s take my house for example. When I first moved into my house, I had 3 layers of shingles on the roof. I called a few roofing companies and had the entire roof replaced. I did not wait for a hail storm or wind storm or any other type of event to happen. I replaced the roof because it was time to do so.

I have a friend who was having trouble getting insurance on his house because the shingles were 20 years old. It’s not just the roof that the insurance companies are worried about, but the other damage that will likely occur. The roof leaks and now the plywood, insulation, drywall and carpets are all damaged and need to be replaced.

You have insurance to protect you from sudden and unexpected occurrences. If your 20 year shingles have been on your roof for 25 years, it’s not much of a surprise when they fail to keep the weather out. Insurance generally does not cover damage that has occurred over a long period of time.

Home Insurance is NOT a maintenance policy. Although I would love to sell you one, it doesn’t exist and would probably run you $10,000 per year. So if your shingles on your roof are more than 20 years old, then chances are it’s time to replace your roof.
